Job Summary
Responsible for all aspects of the Engineering department to include the proper operation, preventive maintenance and repair of all heating, ventilation, refrigeration, plumbing, mechanical and electrical equipment. Develop, coordinate and monitor rooms maintenance program to ensure the safety and comfort of all employees and guests. Oversees Occupational Safety and Health Administration, fire prevention and physical security of the building, grounds, FF&E, mechanical plant, special projects and installations.
Tasks/Responsibilities:
- Responsible for Maintenance department and proactive upkeep all areas.
- Resolve maintenance problems, complaints and work orders to prioritise and schedule work.
- Repair malfunctions in electrical/mechanical/plumbing systems (e.g. HVAC, boilers, fire alarm and safety systems, refrigeration systems, lighting, appliances and other equipment in the building).
- Conduct ongoing room and equipment preventative maintenance program within the property.
- Inspect property to identify current needs and anticipate potential needs.
- Ensure pools are properly maintained to include cleanliness and chemical content.
- Maintaining the building exterior internally and/or in collaboration with any contractors (when applicable) on, e.g. lawn care, painting, etc.
- Implement COMO Approach driven best practices, in achieving maximum sustainability in all areas of engineering operations, e.g. energy efficiency, proper supplies disposal program. Lead COMO Energy Conservation Program.
- Actively monitor consumption through regular reporting of fuel, water and electrical consumption in the building.
- Supervise Landscape Manager/Contractor on planning and maintenance of landscape/grounds services.
- Responsible for waste collection/disposal, recycle operations and pest control program
- Liaise with supplier regarding maintenance spares, specifications and quotations and in collaboration with the Purchasing Department for purchase order.
- Manager-on-duty rotation.
- Budgetary and Financial responsibility to execute effective cost control of department.
- Develop and implement guest satisfaction programs to achieve business revenue goals.
- Safeguard supplies and seek cost efficient purchasing strategies.
- Responsible for management of maintenance expenses in order to maximise hotel profitability.
- Responsible for effective labour management through proper scheduling, monitoring, and adjusting based on business needs.
- Ensure that department expenditures meet budget requirements.
- Assist in the review of proposed Capital Expenditure Authorisation (CAPEX) prior to finalisation by the head office.
- Solicit bids from contractors and evaluate their proposals with the management team.
- Control, initiate and undertake capital projects from design and pricing to construction and commissioning.
- Control and administer all Engineering contracts throughout the hotel.
- Manage the department based on product specification with COMO Hotels and Resorts aligned with Leading Quality Assurance standards.
- Responsible for Health, Safety and Compliance management.
- Ensure compliance with all local, state and federal laws.
- Ensure that requirements of Occupational Safety and Health Administration are met, and conduct necessary training for all employees.
- Coordinate with local health, safety, fire, and building inspectors to ensure compliance with applicable codes and regulations.
- Ensure employees have proper safety equipment in place, appropriate protective gear, MSDS forms are updated, and employees at all times are working in a safe and efficient manner.
- Ensure that all fire and safety inspections are completed and any discrepancies are corrected.
- Ensure that all team members have first aid training.
- Identify hiring needs, conducting interviews and selection of new hires.
- Conduct training of all maintenance employees through the use of Training Programs, SOP, Procedures and Product specifications.
- Evaluates employees’ performance and takes appropriate corrective action whenever needed.
- Motivate employees by setting goals, provide ongoing feedback and recognition.
- Identify training needs and organise necessary training to provide better skill and understanding of their role in department.
- Supervision and scheduling of maintenance employees.
- Possess full knowledge of all hotel systems in order to maintain full maximisation of systems use.

Job Requirements:
- Minimum five years’ experience in a similar capacity for a luxury or ultra-luxury hotel/resort. Previous Hotel opening experience preferred.
- Degree or Diploma in Mechanical or Electrical Engineering
- Possess strong planning, organising and analysing skills
- Possess strong team spirit and able to work cohesively with co-workers
- Strong inter personal and communication skills
- Working knowledge of plumbing codes, electrical codes, national/local fire codes, local mechanical codes, water treatment programs, blue prints and plumbing and wiring schematics, power and hand tools, meters, etc.
